Landlord's Home Emergency provides cover for one of our approved contractors to call-out to to the property, as well as the charge for any parts/materials and labour needed after a sudden and unexpected event which, if not dealt with quickly, would (in the reasonable opinion of the helpline) result in the property becoming unsafe or unsecure. Cover is provided if the event either damages or causes further damage to the property, causes personal risk to you or the occupants or causes a health and safety risk to others.

What's insured examples:
•        Blockage, collapse or leakage of the water supply pipe up to where its connected to the public water main provided you're responsible for this
•        Sudden and unexpected failure of or damage to the internal plumbing system, including escapes of water and fixed heating systems
•        Sudden and unexpected failure of or damage to the drainage system
•        Sudden and unexpected failure of your domestic central heating system due to mechanical or electrical failure or malfunction of the central heating system
•        Breakdown or failure of the permanent domestic electrical wiring system and its components
•        Damage to the internal gas supply pipe following a gas leak
•        Certain emergencies relating to security, roofing, pests or loss of keys

You're also covered for:
If your property becomes uninhabitable for more than 48 hours as a result of an emergency, we'll pay up to £250 (including VAT) for the cost of suitable alternative accommodation for your tenants.
If our approved engineer deems the cost of repair to exceed the cost of replacement, thus making the boiler beyond economic repair. We'll contribute up to £500 towards replacing the boiler, based on the age of the boiler.
In the event of a claim, there's no excess to pay and your no claims discount won't be affected.
You can claim up to £1000 (including VAT) for an approved contractor call out charge, materials and labour.

Some examples of what isn't covered include:
Claims where the property has been left unoccupied for more than 30 consecutive days
Any boiler or system that has not been serviced in line with manufacturer’s recommendations
Where an appliance has caused a circuit to fail or trip
Cracked or broken toilets or cisterns
Pipes outside the boundary of your home
Claims relating to cesspits, septic tanks, vacuum drainage systems or electric pumps
Reinstatement costs relating to the original surface or construction of a drive, path, decking or any other surface which is excavated as part of a claim
A claim made after the period of insurance has ended
